Search for conveyancing online and you will find quotes that undercut a high street firm by a few hundred pounds. On a purchase costing tens of thousands in deposit, fees and moving costs, that gap looks like an easy win. Sometimes it is. Often it is not, and it is worth understanding why before you commit.

Where the low quote comes from

Volume conveyancing works on scale. Fee earners handle very large caseloads, work is broken into stages handled by different teams, and communication is pushed onto an online portal. That model is efficient, and for a straightforward freehold sale and purchase with no chain pressure, it can work perfectly well.

The economics only hold if nothing unusual happens. When something does, the model has little slack in it.

Where the difference shows

Add-ons.Compare quotes line by line. A headline fee of a few hundred pounds can be joined by charges for a leasehold element, a mortgage, a gifted deposit, a management pack, a Help to Buy redemption, an indemnity policy, a bank transfer fee and an “expedition” fee. The final figure is often closer to a local firm’s all-in quote than the headline suggested.

Response times.The most common complaint about remote conveyancing is not incompetence — it is silence. When your buyer’s solicitor is chasing an answer and your file is one of 130, a two-day gap becomes a two-week gap, and chains have limited patience.

Complications. Restrictive covenants, a missing FENSA certificate, an unregistered title, a boundary that does not match the plan, a seller who has died mid-transaction. These are the moments when talking to the person who knows your file is worth more than the saving.

Access to your solicitor. Signing complex documents, going through a report on title, or handling a transfer of equity within a family is easier across a desk than across a portal. If a transaction has any element that needs explaining, being able to sit down with someone matters.

Where local knowledge earns its keep

Search turnaround times differ from council to council. Parts of Cheshire and Merseyside carry mining or brine search requirements that a firm based elsewhere may treat as an afterthought. Local firms know which local developments have known title issues and which management companies are slow to produce packs — knowledge that shaves weeks off a transaction rather than adding them.

The honest comparison

Do not compare the cheapest online quote against the most expensive local one. Ask a local firm for a full written quote including disbursements, then compare like with like. In our experience the gap is usually smaller than people expect, and what it buys is a named person who answers the phone.
